Kevin Donohue and Steve Kazella started offering wireless telecommunications leasing services to municipalities in 2006. We noticed that Town Attorneys, Mayors, and Supervisors often struggled with crafting wireless bids and maximizing the value of municipal property. In 2008 we noticed how the wireless industry treated cell tower landlords and began offering assistance to them so that they could properly evaluate their offers and get on a level negotiating footing with the wireless industry. In 2009 Kevin and Steve founded Airwave Management LLC. Our goal was to provide wireless lease consulting not just to municipalities but also to property owners and landlords.

We rebranded our company in 2017 to Tower Genius, LLC. Kevin F. Donohue, Managing Partner – Kevin is a seasoned telecom infrastructure expert with extensive experience in executive roles at leading Fortune 500 wireless telecom firms and in building multi-million-dollar consulting businesses that serve top telecommunications companies across the U.S. He has a demonstrated ability to transform small start-ups into thriving enterprises by identifying and securing the right strategic partners and joint ventures for sustainable growth and profitability. Renowned in both the Wireless Telecom Infrastructure and Vertical Real Estate sectors, Kevin is recognized as a top expert in these fields.

His insights have been featured in prominent publications such as the Wall Street Journal, The New York Times, Crain’s NY Business, and Gannett Newspapers, covering evolving market trends in wireless infrastructure and contributing to the development of municipal codes used nationwide. Kevin holds a degree in Marketing from Iona College, with concentrations in Finance and Psychology.

Kevin started his career in wireless infrastructure back in 1987 with Nynex Mobile, where he took on various Management and Executive roles within the Network Implementation Group. His responsibilities included overseeing the Real Estate, Zoning, Construction, and Equipment Engineering Departments for the New York Metro area. Kevin managed the deployment of all cell sites in New York and Northern New Jersey and led the Nynex Mobile Emergency Response Team, setting up emergency cell phone coverage to support rescue operations during crises.

In 1996, Kevin founded Integrated Wireless Alliance to address the needs of emerging wireless carriers eager to build their networks. Over the years, he’s had the privilege of working on network builds for major companies like Verizon, T-Mobile, Bell South Mobility, Cricket, and Sprint PCS across the United States. Additionally, IWA was engaged by several Fortune 500 companies, including Shell Oil, where both Tower Genius Partners played a key role as industry experts in a $56 million lawsuit that we successfully defended thanks to our specialized knowledge in mobile telecommunications development, implementation, project management, tower leasing, and cell site valuations.

Cell Tower Lease Expert: Steve Kazella

Stephen L. Kazella, Partner & Founder – Steve is the founder of Tower Genius, LLC, and a telecommunications expert with a background in real estate site acquisition and zoning, network deployment project management, cell site lease consulting, and rooftop management. Before launching Airwave Management LLC and Tower Genius LLC, worked for Enterprise Management. Before being recruited into the cell tower industry, Steve also spent six years in Budapest, Hungary, where he worked with Habitat for Humanity International, helping to start new Habitat affiliates. He is fluent in Hungarian and has interpreted for President Jimmy Carter on numerous occasions. Steve has been featured in The New York Times and other publications discussing the cell tower industry and holds a BS Degree from Montclair State College, graduating in 1993.

Steve joined Kevin’s firm IWA in 2000 as a Real Estate Project Manager, where he provided wireless real estate consulting services for Sprint PCS in Westchester, Rockland, and Putnam Counties, for Verizon Wireless in the Bronx, Queens, and Manhattan, and for T-Mobile in Northern New Jersey, Orange, and Ulster Counties. His role involved finding and securing sites, reporting, and coordinating zoning with engineers, cell tower construction managers, and attorneys for wireless communication projects. Steve also made presentations at zoning hearings regarding proposed cell towers.

Under Kevin Donohue’s supervision, Steve conducted wireless telecommunication site surveys for 95 locations in San Diego and Houston. From 2000 to 2002, he negotiated over 100 cell tower leases in the New York Metropolitan area, each worth between $600,000 and $2,000,000. He managed everything from the initial search and negotiation to site design, environmental assessment, zoning, and construction.
